All persons over age 18 planning to reside at any rental unit must complete and submit an application for review. Final approval is not given until all necessary information from all applicants has been received and processed.
Submit your application processing fee of $25.00 with your application as applications will not be reviewed for approval until payment is included.
A U.S. Social Security Number is required for application processing. Leasing eligibility is determined by an applicant’s income/ employment, rental payment history, criminal history and credit score. Note: A co-signer may be required.
Leasing Requirements are as follows:
Income/ Employment (verifiable monthly income of at least 2.5 times the monthly rent amount)
Rental History (no evictions/ collections)
A FICO credit score of at least 650
No felony convictions such as assault, battery, deadly conduct, weapon charges, injury to children or elderly persons, kidnapping, manslaughter, murder, or robbery.
No other felony conviction in the past seven (7) years.
No sex crime conviction. No member of your household subject to any state sex offender registration program.
If required, the Co-signer form is available on our website and must be completed, signed and returned to our office before your application can receive final approval.
Each applicant/roommate must submit their own individual Co-signer form, these can be filled out by a qualified family member, friend, or employer as long as they meet the standards for income, credit, and rental history.
